Air naturally moves up through a house, and much of the air on your first floor can be pulled up from the crawl space below. Sealing the gaps and openings in the crawl space keeps humid air, odors and pests out. Home Run provides crawl space air sealing for homes in Covington, Conyers, McDonough and nearby Georgia communities.

Where Crawl Spaces Leak

  • Foundation vents that let in humid summer air
  • Gaps along the rim joist and sill plate
  • Openings around plumbing, electrical and HVAC penetrations
  • Poorly fitted or uninsulated crawl space access doors
  • Gaps around ducts, dryer vents and utility lines through the foundation

How We Seal the Crawl Space

We use materials suited to each gap: caulk and foam for small openings, rigid foam and sealant for vents and larger gaps, and closed-cell spray foam or rigid foam for rim joists where appropriate. Access doors can be replaced or sealed and insulated. Openings needed for combustion air or equipment are handled correctly, not sealed shut.

Why It Helps

  • Less humid outside air condensing on joists, ducts and pipes
  • Fewer musty odors reaching the living space
  • Fewer entry points for insects and rodents
  • Floors that feel less drafty in winter
  • A more stable environment for crawl space ductwork

Crawl Space Air Sealing FAQs

Should my crawl space vents be closed?

In a properly encapsulated crawl space with humidity control, yes. Closing vents in a damp crawl space without a vapor barrier and dehumidification can trap moisture, so vents should be sealed as part of a complete plan. See crawl space encapsulation.

Does air sealing lower energy bills?

It can help, especially when HVAC ducts run through the crawl space, because the air around them stays closer to indoor conditions.
